Will I be able to use my marine Gpsmap 220 on land with land charts? or is
there a firmware upgrade that will allow me to use it on land. Any help is
appreciated

I don't think so. That is a discontinued product and if you look at the
Garmin MapSource page that model does not show up as compatibile with
either City Select or City Navigator.

I think that model used the G-Chart chips and those were discontinued in
2004. The later models use Garmin Data Cards and SD or microSD cards.

But I don't think there were every any street routing mapping packages
that were compatible with the 220.
